In an unpublished ruling, the court found the futility rule did not apply to the notorious case of a Coronado bungalow, thus killing a jury's award of $800,000.

The state recently approved Beverly Hills' housing element, bringing a contentious situation to a close. Most other housing elements have also been approved and the state is negotiating with the remaining cities and counties to reach agreement.

You'd think the ADU wars would be over. But in recent court decisions, Malibu lost an attempt to subject an ADU to a coastal development permit, while Coronado succeeded in limiting the combined size of an ADU and the adjacent house.

Naval housing units will be included for the first time, but more negotiation with HCD seems likely.

At an appearance in San Diego, the Attorney General said early, high-profile action against cities that are "brazen violators" is working. He also hinted at an out-of-court settlement with Coronado.
